The Catholic Housing and Community Services of the Archdiocese of Philadelphia has renovated a defunct elementary school, turning it into an affordable senior living community serving low-income seniors 62 and older. St. Joseph Parish Elementary School was the largest elementary school in Delaware County when it was open in the 1960s and 70s.
“It is beautiful, some of the nicest work that they have done, blending new construction with historical preservation.” Laura Schwartz, RHLS Director of Economic Development, said of her final project with Catholic Housing and Community Services.
This community of 50 apartment homes was created through the thoughtful rehabilitation of the historic St. Joseph’s, combining modern living with the historical architectural features of the original school. The school’s bell tower and a ringing bell are still there, along with some of the original doors, terrazzo floors, transom windows, chalkboards, and original hardwood floors, featured in select apartments. To the amusement of some former students, the green tile walls in the former 7th-grade hallway are still there.
Some of the new community’s features include roll-in showers, lounges, a community room, and laundry facilities, as well as onsite maintenance. There will also be a resident services coordinator who will assist residents with their supportive services. The community is open to those 62 years and older. Rents will vary by income and other criteria, St Joseph’s will welcome low- to moderate-income seniors. The income threshold may not exceed $44,280 for a single-person household, and $50,640 for a two-person household.
St. Joseph Place will be professionally managed by HumanGood, one of RHLS’s client partners, and a successful nonprofit operator of senior living communities.
