RHLS staff and Board were on hand to celebrate the groundbreaking of the Barry R. Sharer Pavilion at the Meadowbrook Apartment campus. This addition will have forty-two new homes for people with intellectual disabilities as well as low-wage workers who want to live in this increasingly unaffordable area of Bucks County.
Woods Services provides comprehensive services to persons with intellectual disabilities. The new Pavilion will allow them to expand their capacity to house their community with dignity, which will come with the work that Woods does to support their client community as they come to live independently.
This construction project was funded in part using Low-Income Housing Tax Credits (LIHTC). This kind of transactional deal is very complex, with many contractual service agreements that require negotiation and a deep knowledge of a variety of financial documents. RHLS Director of Development Legal Services Kim Dolan took the lead on this deal, representing Woods Services as it expands its affordable housing portfolio.
The new addition will have forty-two apartments: 29 one-bedroom, eight two-bedroom, and five three-bedroom apartments. Nine of these units will be specifically designated for individuals with intellectual or traumatic brain injuries.
The care coordination will be provided by a third-party who will make on-site integrated primary and behavioral healthcare available to the residents. The care will include dental care, outpatient and mobile mental health service, medication management, psychiatric evaluation and supported employment.
The development was named in honor of Barry R. Sharer, a long-time board member of Woods who recently passed away and who was a staunch advocate for this project from the start. In addition to the traditional LIHTC funding, this project utilized the PHFA Health for Housing investment funds, which PHFA established to support and expand investments by health providers in affordable housing.
